Who provides my Landlord Insurance?

Landlord Insurance is provided by Uinsure. Uinsure's policies are underwritten by a panel of carefully selected insurers who each submit a quote based on your details. They provide the same insurance cover, but only the one with the best price is offered to you.

What does Landlord Insurance cover?

Up to £1 million buildings cover

This covers damage caused by things like fire, storm, subsidence, flood, and theft.

Alternative accommodation cover

If there’s a major incident like a fire or a flood, we’ll cover the cost of temporarily rehousing your tenants (up to 20% of the buildings sum insured).

Up to £35,000 contents cover

Choose the level of cover you need for the items in the property owned by you, including flooring, free-standing appliances and furniture.

Optional legal expenses cover

Unlimited legal advice and up to £100,000 to cover the cost of any legal fees to do with your property. This can also include rent guarantee cover at an additional cost.

Optional accidental and malicious damage cover

We'll repair or replace things you or your tenants accidentally damage as well as things maliciously damaged by the tenant (up to sum insured).

Optional Landlord Home Emergency

Get prompt assistance from professionals to help with household emergencies to make things easier for you and your tenants. You get unlimited claims with cover up to £1,000 (inc VAT) per claim.

What is landlord insurance?

Property insurance for landlords protects properties that you rent out to tenants. Unlike home insurance, it covers the extra risks that come with renting out a property.

Does the tenant or landlord pay buildings insurance?

It’s your responsibility as the owner to take out landlord insurance cover for your rental property.

Why do I need landlord insurance?

As you don't live in the property, you need cover designed specially for renting it to others. This is because:

  • You might not see the property often enough to know about any issues.
  • Your tenants may not notice an issue like a slow leak and, without prompt attention, these situations could lead to expensive repairs when the problem is discovered.
  • Your tenants might be careless and more likely to cause accidental damage as they don’t see the property as their own home. They may even cause damage maliciously if you have a dispute with them.
  • You could be found liable if a tenant is hurt in your property.

Plus, while it’s not a legal requirement, mortgage lenders will often insist on buildings cover. If you're living in a mortgaged property, you'll need to talk to your mortgage provider if you want to start renting it out.

What’s not covered by Landlord Insurance?

Here are some examples of things we can't cover. But make sure you check your policy for more details:

  • Damage caused by wear and tear
  • Storm or flood damage to gates and fences
  • Incidents that occurred before the policy started
  • The amount of excess shown in your Statement of Insurance
  • Claims when your property has been unoccupied for more than 60 days.

Tips for protecting your property

Here are some tips on keeping your tenants and property safe:

  • Hire a property manager – a property manager can conduct spot checks, visit the property while it’s vacant and help with a range of other issues.

  • Check the locks – locks installed before 2008 can be vulnerable to a common burglary method called ‘lock bumping’, so it’s safer to update them to more modern ones with sturdier mechanisms.

  • Windows – consider upgrading any older, wooden windows to modern UPVC. Not only will this make them more secure, but it could also improve your property’s energy efficiency rating.

  • Property inventory – full inventory checks should be carried out at the start and end of the tenancy, so you can document the condition of your rental property and everything it contains. This document can also come in handy if you ever need to make a claim.

  • Security system and cameras – security measures like these are a great way to help give you peace of mind and your tenants added safety.

  • Keep keys safe – keep up to date with who has a key for the property (tenant, property manager, yourself, etc) and make sure when tenants leave, they always return the keys.

  • Screen tenants – ask for employer and character references from potential tenants to make sure they’re the right fit for your property.

  • Secure all outbuildings – don’t forget to make sure your shed or garage has safe and reliable locks on them to prevent theft.

  • Add lighting – porch lights that illuminate the exterior or motion sensor lights can help your tenants feel safe and is one of the cheapest and easiest ways to prevent crime.

How do I make a claim?

Before you make a claim, please look at your policy documents to make sure you’re covered for the event in question.

You will find the claims telephone number(s) within your policy documents. Lines are open 24 hours a day.

You can get the claims process started using the online contact form and someone from the claims team will get in touch with you.

For legal protection and/or rent guarantee claims please call 0330 912 8861, open Monday to Friday from 9am-5pm.

For Landlords Emergency Cover claims please call 0330 174 9579, open 24 hours a day 365 days a year.

How do I make changes to my policy?

It’s simple to make any changes to your policy. Just get in touch with the Uinsure customer service team on 0344 844 3844. They are available Monday to Friday from 9am-5pm.

There is no admin charge just to make a change to your policy.

How do I cancel my cover?

If you want to cancel your policy, please contact the Uinsure customer service team on 0344 844 3844. Lines are open Monday to Friday from 9am-5pm.

There is no cancellation fee and you will get a full refund if you cancel within 14 days of your policy starting.

You can cancel at any other time if you've not made a claim on the policy and nothing has happened that could lead to a claim. You will be entitled to a partial refund of any premium based on the remaining time left on your policy.

You will not receive any refund if you've made a claim or something has happened that could lead to a claim. And there are no refunds for optional extras such as Home Emergency or Legal Protection after the first 14 days of your policy.

How do I make a claim?

In the event of a claim, firstly please check your policy documents to make sure that you are covered for the type of claim. Then call RSA as soon as you can, so your claim can be dealt with straightaway on 0800 027 1357.

How do I make changes to my policy?

If you need to make an immediate change to your existing cover, call Saga on 0800 027 1355, open Monday to Friday from 8.30am-7pm and Saturday from 9am-3pm.

There is no admin charge to make a change to your policy. If relevant, we'll pass the information to Uinsure to make sure you get an accurate quote on your landlord cover when it's time to renew.

If you need to make a change to your Saga policy shortly before it's due to end, you should also tell Uinsure about the change so your renewal quote can be updated.

How do I cancel my cover?

If you want to cancel your policy, you can call Saga on 0800 027 1355, open Monday to Friday from 8.30am-7pm and Saturday from 9am-3pm.

You may be entitled to a refund for the time remaining on your policy, provided that no claim has been made during the current policy year.

Where can I find my policy documents?

As a Saga Landlord Insurance customer, you can view your policy documents and update contact preferences in your MySaga account.

You can set up a MySaga account easily with the email address you used when getting your quote and creating a password.

My policy is due for renewal with RSA – what will happen next?

Around 3-4 weeks before your renewal, you’ll receive a renewal letter about our new Landlord Insurance, provided by Uinsure. We’ll pass your policy information and contact details to Uinsure so they can prepare the quote.

If you don't want us to to pass your details to Uinsure, please let us know as soon as possible.
